616 homes on Al Marjan Island, where Wynn Al Marjan Island is due to open in 2027. Studios from £188,000 including the 4% registration fee (AED 888,000 + 4%) — 10% to book, and half the price paid after completion.
The Views is a new launch at the heart of Downtown Al Marjan Island, off the coast of Ras Al Khaimah — two residential towers on a shared resort podium, a short way from the beaches and from Wynn Al Marjan Island.
Wynn Al Marjan Island — about 1,500 rooms and suites, 22 restaurants and bars, a theatre, a beach club and a marina — is due to open in September 2027, according to Wynn Resorts’ latest results. Opening dates can change.
10% to book, 10% within 45 days, 10% in the 12th and 24th months, 10% on completion — then the remaining 50% quarterly over three years after completion.
The developer is taking expressions of interest now. EOI holders get priority allocation when the homes are released at the launch in early November.
The two towers rise from a landscaped podium with a resort-style pool and a family pool. Townhouses open onto the podium and apartments come with balconies. Residents share a fitness centre, a wellness area, a lounge and events room, a concierge and valet parking.
Inside, every home has the same calm palette of limestone, oak and soft greige: limestone-look porcelain floors, taupe kitchen cabinetry with travertine-look counters and splashbacks, marble basin tops in the bathrooms and oak-finish doors and wardrobes.

Starting prices in pounds including the 4% registration fee, at £1 = AED 4.91 (21 October 2026), with the developer’s dirham price beneath. Ask for the floor plans and live availability: we send the exact homes still on offer at launch.
Sky simplexes and duplexes on the upper floors, and townhouses on the podium.
Starting prices are the developer’s, in UAE dirhams; it states that prices and availability are indicative and subject to change. Pound prices include the 4% Ras Al Khaimah registration fee and are approximate at £1 = AED 4.91 (21 October 2026); they move with the exchange rate. Admin fees and service charges are extra. Sizes are total areas including balconies. Contracts are in AED.
The developer’s plan in pounds, for each home type. The first 45 days are the big step — a fifth of the price plus the registration fee — then 10% a year until completion.

The developer describes the plan as indicative and subject to the sale and purchase agreement (SPA). The instalments after completion are a payment schedule agreed with the developer in that agreement — not a loan. Pounds are approximate at £1 = AED 4.91 (21 October 2026); what you pay in pounds will move with the exchange rate over the years of the plan.
The developer is taking expressions of interest (EOIs) before The Views launches in early November 2026. An EOI of AED 30,000 (≈ £6,100) gives you priority allocation when the homes are released.
An EOI is not a purchase: you commit only when you book a specific home and sign the sale and purchase agreement. The developer’s documents don’t set out the EOI’s refund terms, so we get them confirmed in writing for you before you pay anything.
On the landscaped podium deck.
A separate family pool alongside the main resort pool.
A fitness centre with floor-to-ceiling glazing and a wellness area.
A private residents’ lounge and an events room.
A fine-dining restaurant and bar planned in the building.
Concierge, valet parking, 24/7 security and EV charging.
Al Marjan Island is a group of man-made islands off the coast of Ras Al Khaimah, the northern emirate about an hour from Dubai International Airport. The Views sits in the island’s new downtown, and Wynn Al Marjan Island is being built on the island; the shore is lined with beach hotels and resorts.

Ownership: Al Marjan Island is a freehold area, so UK buyers can own outright in their own name. Costs: our pound prices include the 4% Ras Al Khaimah registration fee; budget also for admin fees and annual service charges after completion. Buying remotely: the EOI (KYC by passport, payment by link), booking and sale and purchase agreement can be completed from the UK; we guide you through each step. Tax: the UAE has no income tax on individuals and no annual property tax, but if you live in the UK your rental income is taxable in the UK — take independent tax advice. Currency: payments are in AED over several years, so the cost in pounds will move with the exchange rate. Not covered by the FSCS: overseas property is not protected by UK compensation schemes. Capital is at risk: values can fall as well as rise.
We don’t build The Views and we don’t hold your money. We introduce UK buyers to developers’ launches in the UAE and walk you through every step, from the EOI to completion.

INOVO Real Estate is a Dubai brokerage founded by Anton Sulcek, who spent over 15 years in real estate investment and capital raising — including with a leading Manchester developer and a British private equity firm — before setting up INOVO. You deal with him directly, not a call centre.
How it works: you pay the EOI, the booking and every instalment to the developer, under your own sale and purchase agreement. INOVO never handles your purchase money.
You choose a home type, send your passport for the developer’s KYC check and pay the AED 30,000 EOI (≈ £6,100) by payment link, cheque or cash. It gives you priority allocation when the homes are released in early November; you only commit when you book a specific home and sign the sale and purchase agreement. The developer’s documents don’t set out the refund terms, so we get them confirmed in writing before you pay.
Yes. The EOI, the booking and the sale and purchase agreement can all be done remotely, with payments by bank transfer or payment link to the developer.
Our pound prices already include the Ras Al Khaimah registration fee of 4% (about £7,200 on a studio). On top come the developer’s admin fees, and annual service charges once the building is complete. We send a full cost sheet with the price list.
No, it is not a loan: it is the developer’s payment schedule, set in your sale and purchase agreement. UAE lenders rarely lend to non-residents on homes still being built, so most UK buyers pay from savings or by releasing equity at home. Take independent advice before borrowing to buy.
Yes, long term or as a licensed holiday home. We don’t quote rental yields: any figure before completion would be a guess. On a call we’ll talk through what similar homes on the island rent for today.
Property worth AED 2 million or more can qualify for the UAE’s 10-year Golden Visa, which puts the 2-bedroom and 3-bedroom homes in range. Off-plan homes have their own conditions and the authorities decide every application, so we’ll go through it with you before you book.
Tell us a little about your plans and we’ll send the floor plans, the full payment schedule in pounds and the EOI form — and answer any question about buying in Ras Al Khaimah from the UK.
